Step 1: Decide What You Want in a Home

Step 2: Choose Your Real Estate Agent
A real estate agent is more than the tour guide for a listing. Your real estate agent acts as your representative when negotiating with the home seller, weighing options for neighborhoods and homes, and talking with the builder if you decide to purchase new construction.

Step 3: Get Pre-Approved for a Mortgage
The best way to find out exactly how much you can afford (beside calculating your mortgage payments and carefully budgeting for them) is to get pre-approved for a loan. With a mortgage pre-approval, you will know the exact amount you qualify for, which will make your home search so much easier. On top of that, a pre-approval letter shows home sellers that you're serious about purchasing a home.
Step 4: Start Searching for Homes
Once you know your price range, what type and size home you want, the location, and features that you cannot live without, it's time for the fun part — searching for homes!

Step 5: Take a Tour of Your Favorite Listings
Found a few properties you like? Call your real estate agent! He or she will schedule a showing appointment and take you on a tour of the home. While you're at the showing, be sure to take notes about what you liked and didn't like, test the faucets and light switches, and take pictures. These will make it easier to decide which home you liked the most.
Step 6: Make an Offer
You've found the one. Now it's time to name your price. Talk to your real estate agent and decide on a competitive but reasonable offer. If you have your pre-approval letter, you already have a leg up over the competition.
Step 7: Close and Get the Keys!
If the seller accepts your offer, it's time to order a home inspection, finalize your mortgage application, review your contract, and take a final tour through the home. Don't worry about coordinating all of this yourself — your real estate agent will take care of the details.
On the day of closing, you'll meet with your lender and agent to finalize the paperwork, sign your contracts, and pay your down payment and closing costs. After that, you'll get the keys to your new home. Congratulations!
